Guidelines for Required Documents
Here is our 5 step process for a successful funding application
Step 1: Have an approved purchase and sales contract. Approved means that the property in question is not owner-occupied; the property is in a business name and is a profitable deal.
Step 2: Complete the application packet provided by Montclaire Capital. Complete the form, provide a contractors bid, provide necessary financial information including debt, income, and assets, as well as a thorough list and status of any real estate that you may own.
Step 3: Order appraisal, gather documents, determine after repair value (ARV), and finalize loan numbers.
Step 4: The underwriter will assess risk, validate documents, determine the maximum loan amount and how it will be satisfied, as well as the borrower’s exit strategy.
Step 5: Upon loan approval, Montclaire Capital will fund the deal. During the funding stage; we will set up the documents, establish an escrow account and wire funds upon closing.
